Town House Addition, Suffolk

A building being listed is rarely a barrier to development, but it does mean intervention has to be carefully considered and justified, with the impact of work being fully assessed.

After discussion with the owners we proposed a single storey garden room addition to the rear elevation of their Grade II listed Queen Anne townhouse. A detailed Heritage Appraisal was researched and written by this office and helped highlight the phasing and importance of the property. A detailed measured survey of the rear elevation, including existing sash window joinery and brickwork, formed the starting point of our design, and through careful and imaginative detailing, and working within the constraints of existing openings and cill heights, we planned and drew out every brick, and were able to justify an addition that provided a link with the walled gardens and the house, and provided an informal sitting and dining space.

We designed all the joinery, including the 6 over 6 pane sash windows, and worked with the contractor to ensure all details and junctions resolved successfully. Lead details were research and drawn out and we worked closely with consultants to make sure the lantern over the dining area resolved perfectly and the detailing suited the space created.

The project has been completed, and we have returned to provide the new owners of the property with advice for a subsequent phase of work.
